Corporate Headquarters and Manufactuing Building

A
 562,817 square foot office industrial building located at 2452 Emma Oaks Trail, Lake Mary, Florida. This was the former Leisure Bay Industries World Headquarters. The property was recently sold as an REO and is operating as a multi-tenant industrial property, Innovations at Lake Mary and currently operating at a below market occupancy. The Appraisal problem was to estimate the “As Is” and “Upon Stabilization” values in a down real estate market and analyze the cost to bring to stabilization. 


Proposed NNN Specialty Retail – Tractor Supply Company

This assignment was the appraisal of a proposed 18,800 square foot Tractor Supply Company, a home improvement and agricultural related retail chain to be located in Groveland, Florida.  This was a three approach appraisal assignment utilizing the Cost Approach, Sales Comparison Approach and Income Approach to value. 

Roadway Improvement Project - City of Lake Mary

This assignment involved the appraisal of the Skyline Drive extension linking with Emma Oaks Trail in Lake Mary. The parcel pictured was a Progress Energy substation located on a 324,500 square foot tract of land with a 37,090 square foot taking resulting in a bifurcated remainder parcel. All nine parcels were acquired for the appraised value.

Surgical Center

A 9,079 square foot recently constructed surgical center on a 4.25 acres site located at 3256 S. Pine Avenue in Ocala. The appraisal problem was to value the entire site and separate the medical building and its economic site from remaining excess land that was being marketed as a medical park.

Fast Food Restaurant

A 4,029 square foot Del Taco Fast food restaurant located on International Drive in the heart of Orlando’s tourism district. This was a recently constructed company owned and operated restaurant that requires three approaches to value.

Building and Farm Supply Center

This appraisal assignment involved the portfolio of three corporate owned Sparr Building and Farm Supply properties located in Wildwood, Florida (a recently constructed 60,000 square foot facility), Williston, Florida and Sparr, Florida (home office and headquarters).

Department Store and Distribution Warehouse

This assignment involved a portfolio of four Bealls department stores located in Lady Lake, Boca Raton. Jupiter and Venice and the main distribution center located Bradenton, Florida. The appraisals resulted in a negotiated reduction of assessed value.

Church and Academy with proposed Gymnasium

This assignment involved the appraisal of the existing 17,726 square foot West Oaks Community Church and Academy and a proposed 22,640 square foot basketball gym and classroom addition located at 8642 A.D. Mims Road, Orlando, Florida. This property was located on a 23.9 acres site and had excess land which was also valued as part of the assignment.

Medical Office Building

The assignment was the appraisal of a 12,594 square foot medical building located at 601 Oak Commons Boulevard, near the Osceola Regional Medical Center, in Kissimmee, Florida.

RedTail Golf course and Residenital Development

Appraisal of the 18 hole RedTail Golf Course and Country Club property and 205 vacant lots located within the RedTail residential community (A Heathrow Land development), located on CR 46A near Sorrento, Florida. Appraisal Problem was to estimate lots sales, golf play and membership in a declining market for home sales.
